Market Snapshot – Spring 2017: NOW is the Time to List Your Home

Traditionally, Spring may be a time to think of house cleaning, but this year, more than ever, it’s time to get a jump on the upcoming May listings market if you’re thinking of selling your home. Why?  1) There is less seller competition right now than at listing peak in May 2) Our Greater Seattle Area inventory has dropped below 10,000 - an all-time low.  Spring 2016 saw a frenzy of buyer activity as demand outpaced supply, resulting in increased multiple and escalated offer scenarios.  Our current inventory is 25% lower than even last year at this time.

While the Seattle Times reported in their Jan 31, 2017 article “Seattle’s home-price increases keep surging ahead of the rest of the nation even as the local housing market is showing a clear trend of slowing a bit.”, it’s likely the “slowing a bit” was a seasonal ebb.  Some buyers, such as local renters and condo owners, may have chosen to wait out the housing shortage for a few years, but foreign investment continues to pour into Seattle forcing area buyers to look further outside of the city throughout the Snoqualmie Valley area… we’ve witnessed this effect’s reach as far East as Snoqualmie Pass.

Low inventory and high demand will again result in rising prices Spring/Summer 2017, we’re seeing it already.  Listings are selling fast, often times already outpacing Spring/Summer 2016’s activity with multiple and over list price offers.

This presents an incredible window of opportunity for sellers, and a challenging market for buyers. Strategically positioned listings will see peak performance, and buyers need to be well prepared and poised to move quickly as they navigate our current local market.
