Project Crayon Drive - Celebrating 13 Years!

Help us Brighten a Child's Life!

For the 13th year, The Cascade Team is once again hosting Project Crayon Drive this April! For the young who find themselves at Seattle Children’s Hospital, sometimes the simple things like a coloring book and a few crayons can be as soothing as the trained staff and smiling doctors. Yet, something as simple as crayons often goes overlooked. Each year, Children’s Hospital goes through over 240,000 crayons, but each child only gets a couple to use.

And that’s where The Cascade Team — in partnership with the Children’s Hospital Guild Association and several area merchants — comes in. Throughout the month of April, agents from The Cascade Team will be walking neighborhoods and spreading the word about Project Crayon Drive.

Last year, we collected over 210,000 crayons and we would love to beat that amount this year!

Market Snapshot - Winter/Early Spring 2018

2017 was a record setting year for our area, and 2018 may prove to be even more so.  Typically, we see more of a Winter lull, but January 2018 continued to see buyers competing for sparse listings in King County, WA with less than one month of inventory on hand.  Home buying has become more of a year round task, and being early to market this Spring will benefit sellers looking to take advantage of the strong market.

As shown above, our Eastside median home and condo closing prices soared up 18-32% from January 2017.  Interest rates have been on the rise, which may slow the price increases some, but again this year low inventory and high demand have resulted in rising prices.  Listings are selling fast, often times with multiple and over list price offers.

This presents another incredible window of opportunity for sellers, and continues to be a challenging market for buyers. Strategically positioned listings will see peak performance, and buyers need to be well prepared and poised to move quickly as they navigate our current local market.

Snoqualmie Pass, WA - a Great Place to Live & Play

Whether you're a long-time Greater Seattle Area local or relatively new to the area, the abundance of offerings to be found less than an hour's drive from Seattle proper at Snoqualmie Pass, WA may surprise you.  

Starting at the top - snow, snow, and more snow - Snoqualmie Pass delivers!  So far this season The Pass has had 213 inches of snowfall with a month to go, and during the 2015/16 season got 310 inches. No matter what your interest or skill level, there's a winter activity for you:  At the resort you can downhill ski, cross country ski, and snowboard - outside the resort there's back country skiing and snowshoeing.  The Summit at Snoqualmie includes 4 Peaks (Aplental, Summit Central, Summit East, and Summit West) has more than 20 lifts, offers tubing, terrain parks, and multiple restaurants.  Last, but certainly not least, are the Apres Ski festivities with hot tubs & roaring fireplaces aplenty.

Summers at Snoqualmie Pass, WA are quite simply, glorious, and bring their own unique offerings.  The area's many hiking trails explore various peaks and alpine lakes, and the Pass is a popular destination for road biking, mountain biking, boating, water-skiing, kayaking, canoeing, wildflower viewing, and bird watching.

Fittingly, the Real Estate Market at Snoqualmie Pass, WA has been robust in recent years. Market Snapshot – Spring 2017: NOW is the Time to List Your Home

Traditionally, Spring may be a time to think of house cleaning, but this year, more than ever, it’s time to get a jump on the upcoming May listings market if you’re thinking of selling your home. Why?  1) There is less seller competition right now than at listing peak in May 2) Our Greater Seattle Area inventory has dropped below 10,000 - an all-time low.  Spring 2016 saw a frenzy of buyer activity as demand outpaced supply, resulting in increased multiple and escalated offer scenarios.  Our current inventory is 25% lower than even last year at this time.

While the Seattle Times reported in their Jan 31, 2017 article “Seattle’s home-price increases keep surging ahead of the rest of the nation even as the local housing market is showing a clear trend of slowing a bit.”, it’s likely the “slowing a bit” was a seasonal ebb.  Some buyers, such as local renters and condo owners, may have chosen to wait out the housing shortage for a few years, but foreign investment continues to pour into Seattle forcing area buyers to look further outside of the city throughout the Snoqualmie Valley area… we’ve witnessed this effect’s reach as far East as Snoqualmie Pass.

Low inventory and high demand will again result in rising prices Spring/Summer 2017, we’re seeing it already.  Listings are selling fast, often times already outpacing Spring/Summer 2016’s activity with multiple and over list price offers.
